Resolved Question: Praise the Goddess!!! I have found the light!!!!!!?
I have finally truly found the answer to the question that has been haunting me for nearly two years now. I could not for the life of me figure out WHY this local ultraconservative cult like Christian church has been driving me nuts with the constant harassment. I asked alot of questions on here trying to figure it out and I know that many of you thought that I was just trying to get attention or was nuts. But I have found out why they have targeted me!!!!!!

Their church owns a ranch just north east of here where my great grandfather homesteaded many years ago. Guess what people…. I OWN THE MINERAL RIGHTS TO THEIR RANCH!!!!!!!!!! I inherited them about four years ago from a bachelor Uncle who died. They may own the property but I HAVE THE MINERAL RIGHTS!!!!!!!

HAHAHAHAHAHAHAHA! They want to make me a member of their little group any way they can so they can get me to GIVE the rights to them.

I don’t know if you guys know this but this area is over a huge lake of sorts of natural gas and oil. This is eastern MOntana, north dakota and I think south dakota too.

SO it is all about money… not my soul, life or the fact i am a wiccan witch…. Just old fashion greed!!!!!!!!!!!!

My question to you is…. What should I do with these rights???????

Examining The Exterior In A Home Inspection

Now that you’ve decided to purchase a home, it is time to hire a home inspector. When the home inspection begins, one of the areas that will be inspected is the exterior. During the exterior portion of the inspection, the home inspector will inspect seven different parts of the exterior.

1. Eaves and Trim – When looking at the eaves and trim, the home inspector probe for rotted wood. If permitted the home inspector will use a ladder to analyze the eaves and trim work for rotted wood. If the home inspector can’t, for height or landscape reasons, use a ladder they will usually use a pair of binoculars. If the home has gutters installed, the home inspector will inspect to see if they are clean and secured to the home.

2. Exterior Wall Covering – The home inspector will report what kind of the exterior wall covering is installed on the home. The most common kinds are include wood, vinyl, stucco, and brick. The home inspector will report on the condition of the wall covering.

3. Paint and Caulking – The paint and caulking on the railings, porches, siding, doors, and windows will be examined to verify they are in good condition. The finding will be included in the inspection report.

4. Windows and Doors – The home inspector will document the material the doors and windows are constructed of. The home inspector will also comment on the condition and any defects that exist to the windows and doors.

5. Screens and Storm Doors – The home inspector will document any missing or torn screens. If the home has exterior storm doors installed, the home inspector will document any defects to the storm doors.

6. Porches, Patios, Decks and Balconies – All porches, decks, patios, and balconies installed on the home will be analyzed and any defects like loose steps and railings, wood to soil contact, rusted hardware, etc. Defects will be included in the home inspection report.

7. Additions – It is not uncommon for older homes to have additions to them. The home inspector will review the location where the addition meets the main house for defects and structural problems. If problems are found, the home inspection will make a comment in the inspection report.

So you decided to sell your home, you have picked the a real estate agent, and have listed your home. There have been several open houses and some interest and you have finally received an offer. How do you tell if this is a good offer or not? Of course, your agent will help in that department, but, remember, they are there to sell your home they don’t have any idea what will work for you and your family.

First thing to look at is the buyer’s financing. Are they able to get a loan or are they just hoping to qualify? The best case scenario would be that they are pre-approved which means that a bank/lender has taken a look at their income, credit, and down payment and has agreed that they would qualify for a certain amount of financing. This is a good indication that the loan will go through. Sometimes, the offer will not include that the loan is pre-approved, but if the buyer really wants the home, they will include a letter of pre-approval to help your selection along. As a buyer, you or your agent has the right to contact the bank and make sure the information presented is correct and that the bank has verified income, employment, and down payment funds.

Next, you should consider if the buyer has put down a substantial down payment. The larger amount, the better for the sale to go through. The more money the seller has invested in the contract, the less likely they will be to back out. If the amount of money put down is not sufficient for your liking, then you have the right to ask for more.

Watch out for special conditions within the contract that you cannot meet or control. For example :If a buyer must sell his home first before purchasing your home.This condition requires you to factor in other questions. Does he have any offers on his home now or any approved buyers? He does have his house listed with an agent, doesn’t he? If there are any clauses that you do not understand, you must clarify them in writing. Be sure you understand every word on the sales contracts…if your not sure of the terms used make sure you ask your agent.

One other thing that you must realize in the real estate contract you will receive is there are dates and deadlines that must be reviewed. There is a certain rhythm for things to happen. For instance, there should be an inspection, appraisal, loan approval, and the closing date. These items should not have excessive time allotted to each by the buyer. For example, the closing date must allow time for the bank process to be completed including the underwriting, appraisal, and paperwork. The inspection date should be close to the contract date to allow time for any problems to be resolved quickly by the seller so the contract can be completed.

Any of the above mentioned items can void your contract. Be sure you understand all that is being asked of you, make sure the terms listed and set in all the documents make sense to you, before you complete the sale.

Inspecting The Roof In A Home Inspection

The roof is one of the components that will be inspected when you order a home inspection for a house you are considering to purchase. Here are seven things the home inspector will look at concerning the roof.

1. Roof Style – Roof styles vary based on age of the home and the area the home is in. Many older homes have a gable style roof, while many newer homes have hip style roofs. A lot of time it depends on the area and the building practices used in the area. Some larger homes may have a combination of hip and gable depending on the design.

2. Roof Covering – Roof covering come in a variety of materials and styles such as composition shingle, wood shake, standing metal seam, concrete tiles, etc. When looking at the roof coverings, the inspector will comment on the current condition of the materials and search for any areas that maybe leaking or susceptible to leaking.

3. Visible Flashing – When the inspector examines the roof one of the things he will be looking for is the roof flashing. If the flashing is visible, the inspector will comment on it’s condition. 5. Chimneys – During the home inspection, the inspector will comment on whether or not a chimney is present. If the home has a chimney the inspector will examine the flashing and the height of the chimney to be sure it is in working order.

6. Skylights – If there are skylights installed, the inspector will examine the flashing around it to verify that the skylight is not leaking.

7. Gutters and Downspouts – If the home has had gutters and downspouts installed, the inspector will determine if they have been installed correctly, are secure to the house, and are not clogged from debris.

Closing Remarks

Attic Examination As Part Of Your Home Inspection

Part of the home inspection will warrant an evaluation of the homes attic. The following five areas that the home inspector will look at in the attic.

1. Access To Attic – When the attic access has been found, the home inspector will report on the condition of the attic door and the attic ladder. The home inspector will also report on whether the attic ladder works properly and is safe to operate.

2. Insulation – Inside the attic the home inspector will document the kind of insulation present and the approximate depth of the insulation. Insulation comes in various forms, the two most popular being roll fiberglass or blown insulation. The home inspector will also determine if the insulation is relatively even or if bare spots exist. Covered attic areas will be documented as not visible.

3. Ventilation – It is recommended that the attic have two sources of ventilation to allow the free flow of air. There are four types of ventilation. They include soffit vents, gable vents, ridge vents, and roof vents.

Soffit vents are located in the eaves. If a home has soffit vents, daylight should be visible from the eaves. With soffit vents, baffles should be installed that maintain the air space and hold back the blown insulation.

Gable vents are located in the top corners of gable roof ends. These vents should have screens that protect the attic from birds and other flying rodents like bats.

Ridge vents are placed along the peak of the roof above the ridge beam. These are normally seen along hip roofs.

Roof vents or fans are put in the roof sheathing in holes cut between the rafters. These vents are often installed on the rear of the house for cosmetic purposes.

Attics should have a vent source in the top of the roof and a vent source in the bottom of the attic. For example, gable vents in combination with soffit vents for a gable style roof or ridge vents in combination with soffit vents for a hip style roof. Complex roof designs often have multiple ventilation sources and it is not uncommon to see all types used.

4. Structure – The home inspector will examine the framing and roof sheathing to be sure they are installed correctly with not broken, cut or missing boards or braces.

5. Leaks – While inspecting the roof sheathing, the home inspector will be looking for signs of leaks around all chimneys, roof penetrations, and vents.

The home inspector doesn’t have to inspect any attic spaces where the head room is less than three feet high. The home inspector doesn’t have to inspect any attic spaces where hazardous material is present like mold.
