Sales jumped 20% in May and June compared with a year earlier. Even when the tax cut ends in October, sales should remain strong, says Jos A. Drummond Jr., president of Whirlpool Latin America. This has also fueled retail spending at supermarkets such as Grupo Po de Acar, which had a revenue of $8.9 billion in 2008. To cash in on booming sales of fridges, washers, and the like, the company in June paid $422 million for Ponto Frio, an appliance retailer with 458 outlets. “Over the next five years, we’ll see a doubling of sales of durable goods in Brazil,” says Jos Roberto Tambasco, vice-president for operations at Po de Acar.

Thinking About a New Home: New Construction or Existing?

Are you considering buying a new home in a newly developed development? Are you attracted to the sparkle and style of new construction? Are you set to make the move to a newly built house, but don’t know what questions to ask?

Let’s look at an example: a new construction in Commack NY that is over 3400 sq.ft. is just over $1 million. The home is in brand-new perfect condition and ready to move-in. A similar “used” house in the area of the same size could be $950,000. While it may seem that you “save” $75,000 on a used house, you’re purchasing a house that’s 20 years old, will last twenty years less, and already has twenty years of wear and tear. Since most homes have a useful life of 65-80 years, you’d be buying a house with less long term value.

With existing houses, you may need to renovate. The kitchen may need to be replaced, bathrooms updated, and serious repairs made. The older home may not be the exact design you like. This may require architectural changes to the home – which may demand six months of remodeling while you’re living in the house. These renovations could cost $50-$100,000 and will be money you will have tocome out of pocket. Had you bought the new home for slightly more, you would not need to come up with an additional $75,000 out of pocket, would not need to live free six months of construction, and would have a perfect ready to occupy a house on the day you close.

So does this mean new homes are perfect? No. However generally speaking, they are the better option. When talking about something this size and the scale of the new house, there will always be problems. It is far easier to deal with those problems with a creditable builder during the construction process than it is to deal with them on your own after you have purchased the home and have no one to turn to. Items such as a leaky faucet or broken tile can easily be fixed or replaced by the builder at no additional cost whereas doing such repairs on your own with the older house requires time and cash on your end.

TIP: Be sure to work with a reputable builder in your area who you can turn to with questions and ideas. Try to produce as many ideas as possible at the very beginning of the process before construction; relocating walls after rooms have been constructed can be very costly, whereas relocating them before construction is started will carry relatively low cost.

The manager will email you back and ask when you’d like to meet with her. The next day, you meet with her and fill out the rental application. It is possible to find an apartment with today’s technology in like 15 minutes, and be moving in a couple of days later! I love this. I’m so glad that things are not like they use to be.

The following story is true:

Robert Keyes and his family moved to Princeton, Massachusetts in 1751. They purchased a large tract of land, some 200 acres, on the South-Eastern slope of Wachusett Mountain.

On April 14, 1755, Keyes’s daughter Lucy, who was 4 years old at the time, followed her sisters to fetch some sand from Wachusett Lake. Lucy never returned from the lake. She vanished in the woods that day never to be heard from again.

The towns-people made every effort to find the girl. Search parties combed the woods, the lake was dragged, all to no avail. Martha Keyes, Lucy’s mother, was pushed to the edge of insanity by her grief over losing her daughter. Every evening she searched the woods calling her daughter’s name.

Martha died in 1786. She never found Lucy.

Several years after the deaths of both Martha and Robert Keyes, a letter was found describing, in gruesome detail, the murder of little Lucy Keyes. The letter was from Tilly Littlejohn, the Keyes’s hermit-like neighbor, who was furious over a property line quarrel with Keyes. To cleanse his dying soul he admitted on his deathbed that he found the girl, Lucy, in the woods and killed her by hitting her on the head with a rock. He then stuffed her body in a hollow log and waited until nightfall to return and bury her body under an uprooted tree.

Many people believe that Martha Keyes has every reason to haunt the wooded hillsides of Wachusett Mountain calling, “Lu – cy, Lu – cy”, since she never learned the grim fate of her daughter. And witnesses still experience the spirits of both Martha and Lucy Keyes to this day.
