What are some cheapish lake view properties near or within an hour and a half to 2 hour drive from houston, tx. Me and a couple friends plus two adults would like to rent out a lakefront house. Resolved Question: springfiled, illinois vacation home rentals?
I have family in St Louis, Mo area, Dixon, IL area and we are in the Chicago area. We are looking for a mid point to meet and hang out for the weekend. Last year we hotel’d it but that was difficult as we have 14 adult and 10 kids ( ranging from 2-14).
A few years ago , my parents rented a house in Galena Illinois that was like 7 BR and 5 Baths and it as awesome for us.
Is there anything like that in he Springfield area? I have googled and looked at a few rental property sites with no luck. I figure with all the attractions and the lake there…..there might be something…..any help!
we would even do ajoining condos or houses right next door to each other. Ideally an indor waerpark would be grea but I don’t think that is an opion in hat area!

Fresno Homes For Rent and Hunting For Apartments

When you are apartment searching in Fresno CA, put together a rental search plan. Be sure to know ahead of time what you yearn for in an apartment and what you can live without. Resolve ahead of time what areas of the city you might consider living in and make a list of apartment buildings within that perimeter.

Be sure to consider how far away and how convenient it will be for you to trek to your work or your school or your family and friends. Furthermore, how far is the apartment from banks, shopping, hospitals, church, and so on. If you own a car, make sure that there is adequate and convenient parking space. If you don’t drive make sure that there is a bus stop nearby.

Narrow your apartment search to the size of rental unit you need. Studio apartment or one bedroom apartment or 2 BR apartment or more. Are you considering a furnished apartment or do you need a short term rental? If you are renting an apartment with a cat, dog, or other pet, you need to find out which apartments allow renting with pets and which do not. And, if they do allow pets, is there an additional security deposit required and if so, how much is it? Do you want an apartment complex with an exercise room or tennis courts or a pool or a recreation room, etc. Do you simply want a pleasant and clean pad.

Be realistic about what you can come up with the money for. Most apartment renting guides suggest that your rent should not be more than 25% to 30% of your income. This can be different depending on the income bracket, but be sure to be real when budgeting additional apartment expenses such as heating and air conditioning and other utilities. If you fall short of affording the apartment of your choice, you might consider sharing an apartment with a roommate or roommates. Keep in mind that living with roommates can help you meet the expense of an upscale apartment or even, in some cases, luxury apartments, but it also has extreme restrictions to your privacy.

If you are familiar with the area and its neighborhoods, that gives you a distinct advantage for your apartment search. If, however, you are relocating to a new town or are not very knowledgeable about the city, you may want to contact an Apartment Locator or an Apartment Finder.

You Have Found Your Dream Apartment

As soon as you have located your ideal apartment, or as close to your ideal apartment as possible, now it is necessary to pay exceedingly close attention to the details of the rental agreement. An Apartment Lease is a agreement between you and the landlord. When agreed upon and signed by the renter and the landlord, the rental lease creates obligations and boundaries for both parties. The most obvious covenants of the apartment lease are the length of the rental, (Six month lease, one year lease, two year lease, etc.) The amount of the security deposit, when the rental fee is owed, who is responsible for what utilities. Also in that apartment lease, though, are stipulations, (sometimes in small print) that can deal with a large variety of landlord and tenant obligations and restrictions.

* Repairs of the apartment * Care of the premises * Sanitation * Insurance * Governmental policy * Eminent Domain * Annoyance and sound clauses * Terms as to the circumstances whereby the landlord can come into the premises * Use of Common Areas * Keys and locks * Loss or damage * Parking * Pets * Plumbing * What the landlord may do if the rent is not paid * What the renter can do to bring the rent current before any kind of action might be started * Non performance or violation of the agreement by the occupant * Renter’s penalties in the event of early termination * Circumstances which might cause the resident or the property-owner to break the lease prior to the end of the term * Heat and other utilities * Removal of goods * Surrender or Non-Surrender of the premises * Waivers of a range of obligations * Prohibited reprisals * Trash disposal * Recyclables

Potential tenants ought to read an Apartment lease completely. The San Gabriel Mission

Enthusiasts of the Spanish revival style of architecture continue to be inspired by the Mission San Gabriel in California as another example of one of their amazing missions. It is believed that the Paleo-Indians crossed into America by means of Asia on the land bridge called Beringia. This is estimated to have taken place about 15,000 to 35,000 years ago.

The San Gabriel Mission which was founded in September 1771 on a planned site in Montebello, California. The Mission was located on a tract of lush plain along the Rio Hondo that is present day Montebello. Regrettably, the Mission was suffered loss as a result of a flood in 1776. It was re-established 5 miles away in what is present day San Gabriel. From Mission San Gabriel, the pueblo was sent out and over time they founded Los Angeles.

Wasn’t that a deep trip into history? Well, back to the task at hand. Mission San Gabriel was founded in September of 1771, on its planned site on the fertile plain along the Rio Hondo, today known as Montebello, California. The Mission was ruined by a flood in 1776, and was rebuilt 5 miles away in what today is known as San Gabriel. From Mission San Gabriel, the pueblo was sent and eventually founded Los Angeles. Damage occurred on the outer architecture of the mission during the 1812 earthquakes that shook the entire foundation of California. The three-bell campanario, located near the chapel’s east faade, fully collapsed and was destroyed.

The bigger 6-bell structure was then moved to compensate for the ruptured campanario. While no pictorial record exists to document what the original structure looked like, architectural historian Rexford Newcomb deduced the design and published a depiction in his 1916 work The Franciscan Mission Architecture of Alta California.

Why do we discuss all this, and how does it apply to our understanding of the Spanish Revival style of architecture? Well, the history of Mission San Gabriel makes it clear that the missions of California have weathered a lot of storms, and some are only mere copies of what they once were.

This makes an captivating proposition because it reveals how the Revival style is merely a copy of a copy, as the missions are also in this state. Although we recognize that we are only seeing a sliver of its old stature, it doesn’t reduce our lure to this style. People in California and over the entire nation, are using the architectural appearances of this style to build not only their homes but also their civic establishments. These buildings are some of the same historic real estate you may see for sale today.

For instance there is a lovely Spanish Revival building in St. Louis by architect T.P. Barnett, son of George I. Barnett who was also a famous architect in St. Louis. The T.P. Barnett building is principally appealing because it also contains Art Deco influences. This makes it one of the most unique buildings in the Grand Center region of St. Louis. With no doubt is this a historic building that you certainly must see the next time you’re in St. Louis. This wonderful structure of the Spanish Revival buildings is located on Washington Avenue.

Police searching for a suspect in the fatal shooting of a Millard County sheriff’s deputy did not find the man in a Salt Lake City shed Tuesday morning and now have added a second person of interest in the case.

Deputy Josie Greathouse Fox was gunned down about 1 a.m. Tuesday during a traffic stop a mile east of Delta, and a statewide manhunt for the suspect had narrowed down to a few blocks of west Salt Lake City.

However, police used tear gas in a shed and travel trailer where Roberto Miramontes Roman was suspected to have been and found no one inside. Roman is described as a 37-year-old Latino, 5-foot-7, 130 pounds, with brown hair and brown eyes.

The second person of interest is Ruben Chavez Reyes, a 36-year-old who may know or may have assisted Roman, according to Utah Highway Patrol Sgt. Jeff Nigbur.

Police found a gray 1995 Cadillac Deville connected to the men in Nephi and are headed there to process it for prints and other evidence.

Fox, a mother of two, had been with the Millard County Sheriff’s Department five years. Her body was found by a second deputy, who was responding to her request for backup.

Roman is possibly armed with an AK-47 assault rifle, and is considered dangerous. Anyone with information on Roman’s whereabouts is urged to immediately call 911.

“We have information that he’s not going to be taken alive,” Nigbur said.

Roman has a significant criminal history, including drug offenses, and a court-ordered illegal immigration-related deportation.

Millard County officials said the suspect vehicle, an orange Corvette, had been stopped as part of an investigation into recent thefts. The suspect had sped away from the scene by the time the second deputy arrived.

The search the suspect quickly focused to Salt Lake City, where police found a vehicle — believed to be the Corvette — near 300 South and 1100 West.

By 7 a.m., SWAT officers were seen in the area of 300 South and 1100 West. Two local elementary schools — Guadalupe and Franklin — were closed and traffic through the area blocked while officers went door-to-door, searching for the suspect.

Nigbur said three SWAT teams were deployed in the area, focusing on “two or three” homes believed to be occupied by relatives of the suspect. No neighborhood evacuations were immediately ordered, however.

Roman has a criminal history beginning in 1992 with a misdemeanor drug distribution charge to which he pleaded guilty in Fillmore’s 4th District Court.

Then in 1996 and 1997, Roman was charged in Millard County with a handful of felonies in two different cases, including drug charges, receiving stolen property and a weapons count.

He resolved the cases by pleading guilty to one count of third-degree felony drug possession and one count of second-degree felony drug possession with intent to distribute.

Utah Board of Pardons and Parole spokesman Jim Hatch said Roman was sentenced to prison for up to 15 years in June 1997.

Roman was released into the custody of immigration authorities on Sept. 15, 1998, and deported.

Court records show that at the time the crimes were committed, Roman was a resident of Delta. All three cases were investigated by the Millard County Sheriff’s Office.

Meanwhile, in Millard County, law enforcement ordered closure of U.S. 50 in both directions just east of Delta as their investigation into the slaying got under way this morning. The road has since been reopened, according to the Utah Department of Transportation.

The Awful Hidden Bailout You Aren’t Supposed To Know About

All real estate investors can expect bad news regarding this 4th quarter of 2009 after Freddie and Fannie requested a $400 billion ceiling in their credit pool.

Let me be clear, this was nothing more than the Obama administration preventing even more confusion and frustration about the government corporations who received more bailout money than any other corporation, due in total to its close relationships with sitting senators and congressmen, no doubt.

With Fannie and Freddie quietly failing and requiring more money, the failure of government to manage the housing market has never been so apparent. As home loan defaults continue to skyrocket, Fannie and Freddie each noted in public disclosures that the governments actions take to bailout of the real estate market will cost taxpayers more in the end.

Thus, increasing their lines of available credit is the best, and most secretive way, the administration and legislators can bail them out without attracting a lot more public scrutiny.

Consequently, even more tax payer dollars will go to the undeserved executive bonuses that the leaders of Fannie and Freddie will receive, since they got their bailout money before the initial pay guidelines were in place, and the increase in available credit does technically constitute a bailout.

Unlike Citigroup, Bank of America, AIG, Chrysler, and GM, Congress deemed that Fannie Mae and Freddie Mac had not received “exceptional assistance” and therefore did not have to have their pay decisions scrutinized by the pay czar.

As poorly as these two institutions have performed over the past year, the possibility of their executives receiving their $6 million pay seems ridiculous.

With lines of credit allotted to each corporation already increased by over 200% in 2009, a further increase of another 100% being requested will simply be added to the tax payer tab and will require a very long time to pay back, if it ever does get paid back. Each corporation has already received more than $51 billion from American tax payers.

Fannie and Freddie’s main function is to buy mortgages from lenders and sell them to investors, usual in bundles with a certain risk rating. By practicing illogical and mis-placed theories, Fannie and Freddie have become liable for 5.5 trillion dollars worth of American home loans and will only be allowed to mis-manage more and more with increased credit ceilings. Not to mention that their balance sheets still conceal 100’s of billion of dollars of securitizations that are not yet counted.

Under the Treasury’s new flexible financing formula, Fannie and Freddie get more taxpayer support based on a formula that takes into account how much each company loses in a quarter. Even after the companies were forced into conservatorship, the Obama administration has continued to use them as tools to promote the administration’s efforts to keep some air in the rapidly deflating housing bubble.

As a taxpayer, you are left to wonder why all of your money is being spent on a secret bailout for federal corporations whose portfolios only continue to decline in value, by our President whose plans to stop or slow foreclosure have been an abject failure.
